Cutting-edge green design and construction define Promenade at Coconut Creek, an outdoor mall and much needed shopping and dining destination. The first and largest of its kind in the City of Coconut Creek, Promenade is also one of the first major developments in the southeastern US to win Leadership in Energy and Environmental Design certification, a nationally accepted benchmark for the design, construction and operation of high-performance green buildings.

Phase One with 105-square-foot development will include a total of 30,000 square feet of retail space housing approximately 75 vendors that include high-end stores like Ann Taylor Loft, Chico’s, Talbot’s, Coldwater Creek, Claire’s Accessories, and White House/Black Market. The mixed-use project also has 75,000 square feet of office space.

Aligned with the city’s environmentally friendly initiative, Promenade at Coconut Creek is the first mixed-use project to be located on a 23-acre property designated as the new downtown district. The Main Street plan, winner of an Award of Excellence from the Florida Chapter of the American Planning Association, is a hybrid approach between a completely pedestrian-oriented urban district and a vehicular-dominant suburban shopping center. Promenade’s design encourages interaction between pedestrian and vehicular movement within itself, as well as with future developments, through efficient use of land resources and compact growth.

The developer of Promenade at Coconut Creek is Columbus, Ohio-based Stanberry Development, a company with more than 50 years of commercial real estate experience. It is Stanberry’s first project in Florida. “We build around lifestyle concepts, with the goal of providing communities with outstanding places to shop, live, play, and work,” said Stanberry principal P. Jon Meyer.

Centrally located at the intersection of Lyons and Wiles roads, the shopping center is easily accessible from Interstate 75. “We expect Promenade at Coconut Creek to act as a catalyst for other developments in the area,” noted Stanberry principal Mark Pottschmidt. “It signifies the birth of a centralized downtown and will serve as the heart of the community.”

The design includes courtyards, plazas, and breezeways to provide natural air flow and serve as activity nodes and gathering places. The locations of parking garages and lots minimize walking distances between vehicles and destinations. Among the sustainable design strategies are storm water management; use of indigenous plant materials; smart irrigation; preferred parking for energy-efficient and low-emission vehicles; alternative transportation; and energy-efficient architecture.

Coconut Creek is an environmentally conscious city honeycombed with numerous parks, trees and waterways. It is the first in Florida to be certified as a Community Wildlife Habitat, and has been honored with a grant from the Kodak American Greenways awards program. “We’re pleased to be working with such a forward-thinking city that shares our environmental goals,” said Stanberry principal Ray Brunt. “Green design and construction, coupled with creative land planning, are keys to a better quality of life for us all.
