When it comes to selling your property in the North West, looks aren’t everything but they sure do count for a lot. If you really want to up-sticks and sell house fast in Wirral, Liverpool or Chester, then take these simple steps to make sure your property stands out against others on the market, attracts a buyer, and gets you moving:

Clear Your Clutter:Your possessions are important to you but they mean nothing to property buyers. Your collection of novels, teapots or vinyl might draw appreciative and envious comments from family and friends, but a potential buyer is not one of them.

Buyers are rarely interested in how you’ve made a place your home; they want to see how they can make it theirs and this will be difficult if the view is obscured by your belongings.

Once you’ve made a commitment to move house; box up, remove or sell anything that clutters your rooms and detracts from their features; the ornaments on your mantelpiece might be fabulous, but this is the time to show off your fireplace.

Simple Décor: While most buyers look forward to decorating and putting their own stamp on a new home, they generally want something they can live with until that time comes. This means that things like bold colours, old-fashioned or peeling wallpaper, while not serious problems, contribute to putting buyers off your property.

Light colors make rooms look bigger and lighter, and make it easy for buyers to visualize their own furniture and belongings in them. Invest in a few tins of paint and freshen your rooms up.

Smell Fresh:This may be a small point but it’s a very valid one. If your home is plagued by the smell of cigarette smoke, pet odours or last night’s takeaway, viewers may be distracted by that as they look around your home instead of focusing on its positive attributes.

If you smoke, restrict this to outdoors while your property is on the market, air out your rooms for a few hours before viewings and use air fresheners. Plug-ins and oil burners are a cost effective way of filling your home with pleasant smells.

Tidy Up!: This might seem obvious but standards of tidiness vary and when you’ve lived somewhere for a while, things which might look in order to you, like the ironing basket residing on top of the fridge or the row of shoes in the hallway, might look chaotic and suggest a lack of storage to buyers.

The rule here is that you can never tidy up too much. Look at your garden, kitchen counters, bathroom shelves, windows and windowsills – if there are items or grime that could be removed, deal with it before anyone views your home.

Quite simply, if you want to sell your house quickly in the Wirral area, you need to make your property a place that a potential buyer can wander around and imagine themselves living in without unnecessary distractions.

A small spend on paint or cleaning products and some elbow grease could be what makes the difference between a buyer being more attracted to your property, or the one down the road that is gleaming.
