Looking to transform White Bear Lake home

Hello.  My wife and I are working with an architect  to determine what's possible and if it makes financial sense to build on to our existing home and make it "modern" in the process.  We are meeting with him soon to discuss the rough estimate that has come back from the builders he typically uses.  Anyone have recent experience on what remodeling costs are in the twin cities?  Something like $$/sq foot with standard finishes would be a good starting place to help me determine how this remodel compares to the average and if the costs are somewhat inline or at least justifiable in this market.

 

A few details:

- not expanding footprint of house = no foundation work

-adding complete new story with three bedrooms, master bath, and anothe bath

-roof top deck above the room above the garage

-flat roofs

-remove walls under the porch roof and add glass walls that enclose the porch area to make indoor sitting space and get rid of small split entry issues

-simple finishes inside (except maple hardwood on new level)

-small deck off room above garage where the window to be replaced by door

-I think new space will add about 1500 sq feet to our 1700 sq foot home.
