I wish that I knew you were considering the City. All the places you listed previously were in the County. I'm looking for my next rehab project now and I could have done a modern rehab in an historic shell for you. It would be great to have a buyer ahead of time and do a custom build. I'm glad you found a place you like on The Hill. Welcome to City living.

We have a realtor who hooked us up with the MLS email service to let us know when houses we might like come on the market. In the past year, really on one modern house has even come close. And there is one being built on Sappington Rd. that is great, but i don't like the location. I think we will have to build one. But lots are difficult to find. One architect in St. Louis said some areas don't approve modernism style houses--too unique for most neighborhoods. Anyone have any advise?
Another possibility for us is to wait and rehab my mother's house in St. Louis Hills. It is a one car garage which I doubt can be changed. The lines of the house otherwise would modernize well--in my non-expert opinion.
