I’m a South Carolina native and a California registered architect who is living in Austin, Texas. I’m in the process of designing a home for my cousin in Blythewood, near Columbia.
We are nearing the end of SD and are about to go into DD. We need to start seriously looking at contractor selection so that we can work with them on preconstruction services; mainly advice on how to keep the project on budget and local availability of materials.
I have yet to convince them (my clients) of the importance of getting just the right contractor. They want to start construction in April and don’t understand that top-tier contractors may actually have a waiting list and they should wait no longer.
Can anyone on this forum recommend residential contractors who are used to doing custom homes for architects on a budget? This house is going to be approximately 2,000 sf and it will be nice, but hardly high-end. It will be as modern as I can convince them to go. I’m talking her out of arched windows and shutters.
The site is amazing and overlooks a creek. The project has good PR potential for a contractor. Please let me know.

Hi Rob,
I private messaged you some info on a builder/contractor friend of mine. He and his partner are Irish craftsmen. They're very interested in working in the modern vernacular, but as you probably know, people building custom homes here often go the traditional route -- they just haven't had the opportunity. Hopefully, I'll be giving them a chance to build our modern family home in the next couple of years.
