Modern (?) infill NE Kerby @ Alberta

3 houses just south of Alberta on NE Kerby, inverted roof line. Looks like 3 houses over 2 normal city lots, so 30x100 lots, 3 story (garage on bottom). they look great for those thin tall infill type house, anyone else see them?
I say Modern ? casue I wonder about the layouts. the roof line, the windows, etc all fall into
my definition for moder, but I wonder if the floorplan is the same old thing for these places or not.
they're all sold, I wonder what they went for.

Oh yeah, I know that project! Crazy. If I were to guess a price I bet somewhere around $350. I just sold my house on Alberta and it went for more than asking! I think it's neat that there is some modern infill but I gotta say the design doesn't really thrill me. Butterfly roof may be super-trendy (I DO love them) but you're right, it's what's inside that could make the difference.

duplexes behind my house that were $325k 2 years ago for one side of duplex (2550 sq ft), so, based on that, I could see them being like $400k, no problem. plus they are detached single family, not duplex...

Somebody take a snap shot of these infill units and post them - I'm curious what they look like now.
Ya know I went by them last night and they were pretty dang cool with the exterior finishes. It's hardy plank painted in darker earth tones with clear cedar accents. The more I think about, $400K might be more accurate. So much for affordable! We just sold our remodeled house on Alberta for $285K and it sold in 5 days. This is a little better location, although right across from Jefferson High, and new construction, and heck, modern sells! I keep underestimating this market.
Here is a pic. I toured one of the units 2 weekends ago. They were only to studs on the interior, but windows and siding were in. (They used Milgard thermal break aluminum, like those proposed for realpill's project:grin
Designer and Contractor is Re:Works Inc. Great units, they were very loft like with tall ceilings, concrete floors and a roll up door in the main living space. The list of green features is long:
-Hydronic Heat
-50-year metal roof
-partial eco-roof
-integrated heat recovery ventilation system
-rainwater harvesting system piped to toilets
-potential for future PV/Solar.
-jobsite recylcing.
-permeable pavers @ driveway and walkways.
-sustainable bamboo flooring
-100% woll carpet
-Slavaged dou fir beams
-wheat board cabinets
-low flow and energy star appliances
-Low VOC spray in insulation
-fly ash used in all concrete.
they also used engineered wood trusses and joists, rainscreen siding system.
The construction was assembled with screws whenever possible to allow future salvaging.
they are about 700 sq. ft., but I'm afraid the question I didn't ask was price.

holy sh!t, only 700 sq ft? jeez, thats TINY for this area.
I mean you could almost buy 2 bungalows n that neighborhood for $400k.
all 3 are SOLD tho...
the only people who can afford these will be afraid to go out @ nite over there, ha!
side note: people who moved into infill duplexes behind me didnt venture outside for about a year after they moved in and my neighborhood is tame these days. right into the garage and the door shut. in the morning, door opens car comes out and they're off. but @ $329k a piece (2550 sq ft, almost 3 yrs ago), these were some high end types movin into the hood...
Yeah i saw those, so lusting on them. I am so thrilled that this style of housing is finally happening.
They went for $469,000 a pop i think and designed by ReWorks who also built a one off house on kerby down the road from the 4 ones they built.
Anyone have anything modern for $350,000 for me and my wife?
