Two-floor Breezehouse?

Two-floor Breezehouse?

I noticed that among the diagramed options in the Sunset Magazine spread was a Breezehouse that seemed to have one module on one side and two stacked on the other. But I haven't seen anything like that on any of the Breezehouse web sites. Anyone know if that can be done, or is the only two-story version with a garage below?

Robin,

The graphic you are referring to illustrates that other floor plans, based on using the modules a building blocs, are possible. Michelle has several clients who are designing custom solutions using this building block approach, all based on the basic Breezehouse design. All of these custom designs are possible, and during Step 3 of the Breezehouse Process you will get to work directly with Michelle Kaufmann Designs on the design, to make sure that the building will meet the needs of your lot and/or living preferences.

What are the minimum lot dimensions for the two-story Breezehouse (3 bedroom, 2500 sf)? I'm wondering if it would fit on a small city lot of about 40'X 125' (with alley access to garage).

The Side Breeze modules only come in the 15'6" width, but the Breezespace (to the side of the modules) can be either 14', 18', or 26' wide. Thus the total building width will be 29'6", 33'6", or 41'6" wide.

The length of the building will be entirely dependent on where the garage is placed, and all architectural site plans developed by MKd will included garage placement based on where your street access is.

Note that you will have to take into account setbacks to calculate which option is available for your lot. These setbacks will be marked on your site survey, if you have one (a site survey will be required to start the project).

Marshall, can you describe what the difference is between the 2054 SF, 2 bedroom Side Breeze floorplan that's published, and the 1900 SF additional configuration. With 154 less square feet. It appears to be ten feet shorter in one way or another. Is it the storage area by the entrance?

The difference is in the size of the Breezespace. It comes in various widths. The 2054 sf model includes a large Breezespace (26' wide), while the standard Breezespace is 18' wide.

Since there are no dimensions mentionned on the Side Breeze website, I find these recent Q A's helpful. I'm still struggling though to get a sense, tho, of the length of the Side Breeze, regardless of the garage. I too live on a small (52 X 120) urban lot with a couple of mature trees...:zz:

The modules for the Side breeze are 56' long. The garage is design element that can be easily moved around, depening on the site and stret access. 120' is plenty of room for that. My concern would be the narrowness of your lot, and specifically the setbacks. But the Side Breeze is an excellent solution for these narrow lots.

Can the two Sidebreeze modules and a (modified) Breezeway be built on a 25 x 60 lot that permits construction with no front, side or rear yard setbacks?

Wade,

The the actual building envelope were limited to 25', the actual breezespace would be 9'6" (the modules that make up the first and second floors are each 15'6" wide). That's a little narrow, but it would be possible to do.

As for the length of the building, you may have to put the garage underneath. The modules are about 54' each.

I would recommend starting with the Sidebreeze, but coming up with a custom design. They really don't cost all that much more to do.
