Sealing concrete floors

We are now to the process of sealing the concrete floors on our new house and I would love to know the opinions of others. The first floor of our house is all exposed concrete. We eliminated using heated floors since we live in the south. We plan to not stain the floors but leave them their natural gray. We have some scored joints and a few tiny hairline cracks that we like for their character. The floor has been in place 8 months so it's cured.


We have been told that our options are using a wax sealer or an acrylic sealer. The wax gives the nicer matt sheen but must be maintained (how often to rewax we are unsure). The acrylic sealer makes a very lasting seal but is super shiny and according to some we have asked wears unevenly. Our first choice seems to be the wax sealant- it just seems like aesthetically this is the look we want. But I want to see if others have had experience with either option? Other options we should consider?

Awaiting the response to your request as I am in the same decision process right now also. My office has an acrylic sealer on it and it has held up well for over 10yrs now. But I still want the hear the latest and greatest about this.

We are using a soy based sealer.  Will be staining our concrete with the grey color to keep things light while adding some visual "depth" to the floor.  The same company makes a satin sealer - you can order a sample for $2.75.  We applied our samples and it seams to go on very easy and did not appear shiny.  If you are interested I'll let you know how it turns out ( in a few weeks) when we do the whole floor. I will be using the gloss though to make the floor easier to clean.

Yes I would like to know how this will turn out. Keep us posted. Is the soy sealer a wax? Our floors are being cleaned now to prep for the final sealer which we agreed on using a wax product. I hope all this goes well.

I stopped by our site today and they are using a Kemiko wax called "Stone Tone Wax" that is buffed on. I'm not sure what the stone tone means as this is a clear wax. We are not using a stain but going straight on the grayish natural concrete color.
