Building Co-ops

I am interested in starting a building coop at some point in the future. I would like to know if anyone has done this already? How it is going? What was involved in setting it up, keeping it going? What legal hurdles have to be crossed? How does it effect the design and build process...? I'm really open to any feedback anyone has on this topic. I guess this is my public pros and cons list! :)
