I like your route thru Krisana Park. To date, homeowners and redevelopers have been thankfully timid about scrape offs and pop-tops (gack)... but it's time to scared about the threat. The homes are poorly insulated, poorly glazed, and basement-less... a near guaranteed kiss of death.
But for the time being, driving the streets packed with these homes is a retro-treat! Enjoy it twice as much by riding your bike.
Buy a few as break even rentals, get involved in preservation, then gloat as desirability, rents and property values increase. The average price of these homes is 30% below the median price in Greater Denver.
Thanks Kevin, it is better to experience the neighborhoods of Krisana Park and Lynwood on bike. However, I would link the two via Mexico Avenue rather than Florida and Holly.
So far, there are very few pop-tops and no scrape-offs of which I am aware. However, both areas are becoming very popular and prices are no longer the bargain they used to be. Today, Metro Denver's average home costs $296,421 and the average mod home in Lynwood or Krisana is not far behind at $279,030 - that's nearly a 20% increase since 2003, far outpacing the surrounding neighborhoods! With their proximity to downtown and Cherry Creek, homes in Krisana and Lynwood are likely to continue attracting buyers at higher prices. What could be interesting to see is whether developers or investors will begin targeting the lower priced average 1950s tract homes on surrounding blocks for new modern-style homes.
Whoa, you're right, no more great bargains there anymore. I've been watching prices there since the mid 80's, and I missed that they just caught up.
Inevitably, the redevelopers are trying to maximize their ROI on each site. If they can make a profit of $70 per square foot on an 1800sq.ft. place, then heck, let's build out to the maximum allowable 2800 sq. ft. and make the extra $70,000.
That pretty much rules out a low slung California Contemporary, and you'll wind up with this typical infill McStucco wincer:
