Mid-Century Modern House For Sale In Denver

Posted by Ben Lieb at March 10. 2005

We are selling our fully-renovated mid-century modern home at 1388 South Fairfax Street in Krisana Park/Virginia Village. If you are not familiar with this area, it is approximately one mile East of Colorado Boulevard and bounded on the South by Florida and North by Louisiana.

Krisana Park was recently featured in 5280 Magazine as one of Denver's up and coming unique neighborhoods. It is essentially a large enclave of Eichler-inspired homes, all built in the early 1950s.

Our home is three bedrooms and two full baths. The entire house has been recently renovated to preserve and enhance its modern architecture. A summary of upgrades to the house follows. In addition to these upgrades, the house includes a ground-level deck in the back and gas fireplace insert that were existing.

House Interior (General)

New paint throughout on walls, trim and ceilings, all doors replaced with new natural finished birch with brushed stainless steel hardware, all electrical outlets/switches replaced with white Decora-style devices and brushed stainless steel plates, all hardwood floors in living room, hallways and bedrooms refinished, all interior light fixtures replaced with new modern-style fixtures and additional fixtures added (most lights have dimmer switches), new furnace with air-conditioning added and all ductwork replaced, all old galvanized water lines have been replaced with copper, cable lines added in living room and bedrooms.

House Exterior

Recently painted, patio concrete replaced and wall around patio replaced with new architecturally-appropriate Cedar fence, new concrete walkways to and from patio and front step replaced, all lighting fixtures replaced and light fixtures added, old remodel horizontal lap siding removed from side and back of house and replaced with original-style vertical Redwood siding, insulation replaced in substantial areas (about 650 SF) of exterior walls, windows replaced in all bedrooms, new stone landscaping, upgraded sprinkler system, all gutters replaced, landscape lighting added in front.

Kitchen

Everything is new: Cabinets (modern style, natural birch), electrical circuits added (including GFI outlets), plumbing, custom-made countertops, extra-large stainless steel sink, cork flooring, fixtures, water filter, appliances (freestanding gas range with double oven, bosch dishwasher, refrigerator with bottom freezer drawer, microwave over range), light fixtures, garbage disposal, pantry cabinets, built-in seating with additional storage cabinets below.

Bathrooms

Everything is new: Cabinets (modern style, natural birch), dedicated electrical supplies (GFI outlets), plumbing, exhaust fans, fixtures, bathtubs, European-style shower fixtures, toilets, ceramic mosaic tile, towel bars, mirrors, lighting fixtures, new laundry facilities in second bathroom with newer Asko high-efficiency washer and dryer.

Third-Bedroom/Office

Third bedroom converted to office with 12 linear feet of new base and wall cabinets (modern style, natural birch) and countertop, cable modem line.

Closets

All closets have new Elfa shelving systems which can be rearranged or expanded.

Garage

Over 20 linear feet of full-height commercial-grade storage cabinets installed.

The house sits on the largest lot in Krisana Park at about 13,000SF so there is also a great opportunity for expansion.

I thought I would list the house here first in the hopes that a Mid-Century Modern enthusiast would be interested. We will be posting the house for sale soon if nothing develops here. If you are interested, please contact me off-forum.
