what are you guys looking for? Idealy, how many bedrooms, bathrooms, etc? I assume 1950's to early 1960's? By the way, would this home inspire you to buy the one on Balsam???? Just thought I would tease you a little. It's actualy a home that belongs to a very good friend of mine but you can see what Balsam is and what it could be!! Lets get you out of that 1999'er and into something great!!

Pitter pat... your friend's house is gorgeous! Well, ideally, we're looking for 4 bedrooms, 2 baths, some sort of office area, and a nice-sized yard (I love to garden and I can't wait to take on my first modernist garden). I'm actually not that picky about era but I would like it to have modernist potential (and if potential is all it has it will have to be relatively cheap, too). We would like a sense of space (through actual lot size or simply good community design) and some privacy. Ideally it would be north of Horsetooth and west of College (maybe Lemay for the right place). We also dream of building, but there are some pretty major limits to what we can do in our price range.

Thanks for asking - it is always nice to have other eyes to help see the potential in houses! Our realtor is great, but not a modernist himself...

By the way, my secret (no financial limits) dream would be to do a house-by-house redevelopment of the rental neighborhood surrounded by Sheely into a modernist enclave... ooh aah! I think (with no numbers or experience to back it up, just a hunch) that area is really going to explode in popularity in the coming years as people realize the promise of new houses in SE FC isn't panning out. Also, Bennett Elementary is now an IB school (Dunn and McGraw, the other IB schools in town are among the most sought after and highest rated in the state).

Hmmm... back to reality - gotta make breakfast.
