Broomfield Heights Neighborhood

My husband and I are looking to purchase a somewhat MCM home in Broomfield Heights. It isn't officially on the market as of this point in time, but if we don't take it the owner is going to list it with an agent. I was just curious if anyone out there had thoughts or opinions on this neighborhood. I welcome any and all thoughts!

I didn't know a MCM neighborhood even existed in Broomfield. Can you give me an idea of where it is? I assume ou are from the area, if not, be aware that several neighborhoods are without natural gas. The neighborhoods were designed to be heated with electic power from the nuclear power plant that is now decomissioned.

The neighborhood itself isn't MCM, but there are home speckled throughout that are. (this is near 120th and Main) There are 5 homes in particular on Coral Way that have great potential. There is one on 2nd and Coral, that the owner has done great things with.

Mandi,

If you are able to cut out the middle-men (aka. real estate agents), be sure to cut their fees out of the purchase price, too...usually 5%-7%.

Market value has the agents' commissions built in, so if the average price of a traditional sale (one that employs agents)in Broomfield Heights is $225,000... then the average price w/out agents should be about $214,000.

It's worth it to pay a real estate attorney for a few hours of their time to protect you in this transaction. And pay for inspections, including one of the sewer line...Colorado is an as is state and you can buy yourself into a lot of trouble. A couple hundred bucks up front can save you thousands later.

My earlier post on this subject earned me a PRIVATE reprimand from another Realtor who posts here (not from Colorado). According to this Realtor, I should have instructed you, Mandi, to only hire a Realtor...because otherwise I'm chipping away at the real estate industry and undermining my colleagues.

But a true Agent, recognizing what's in your best interest as the CONSUMER in this situation, would tell you exactly what I told you.
