How to find land cost-effectively in the 'burbs

I currently live on the Main Line, and land is EXPENSIVE. I imagine many people here face the same issue: they like the 'burbs for a variety of quite mundane but practical reasons (like quality of the school district; proximity to work; proximity to an airport, etc.). I'd think many peope would be interested in finding out how to acquire small parcels in areas like this.

I know I do. I don't just want to find out about it. I want to do it. Soon. This spring.

Is there anyone out there who can help me acquire a small parcel in my current school district, so that I can put up a small, green and gorgeous modern pre-fab?

I'm thinking that such a property would will show up as a multiple listing, but instead would require going to current homeowners and asking them if they'd like to sell off a small piece of their existing property. There are two large tracts I know of currently under negotiation among a couple of developers, the current owners and the township where I live -- but again, I'm not in a position to do anything other than perhaps build my own house. I know there is additional land to explore.
