Poconos

I am wondering what people think of the market for prefab modernist residential housing in the Poconos area? I work for a large real estate development/investment firm in a Philadelphia suburb. We have developed mostly multi-family residential buildings in CBDs - New York City, Philadelphia. We currently are working on a project in Lake Wallenpaupak in the Poconos. The contemplated townhouses on this site will be traditionally built onsite. However, I learned that there will be 10 acres of land left outside of this development and the company will be leaving these 10 acres vacant. I am going to talk to my boss to see if I can scoop up this land (which front the lake apparently) and to put in prefab houses there for resale.

Does this sound feasible and what are some potential obstacles in such a venture?

hummmmmmmm thats a great lake, I dont know if NYC, are getting that far up. Some from Philly are there....... I am hearing of a spread towards Easton from NYC, 78 makes it ez.
