I am going to bet the construction cost per sf on these is in the $130-$150/sf range. I think these generally sell for about $180/sf but the land cost is the wildcard here. This area is within a mile of Highland Park in one direction and Turtle Creek in the other, so this is a higher-rent area.

I have driven by this project a lot. It is coming together nicely as they are finishing putting on the concrete block facade. Really a nice combination of textures.

If you look at the pricing, they are starting at over $260/psf. A lot of the new townhomes in that area are just climbing over $200/psf but the design is very unique and people should pay for that. That is what the market there is dictating. Just down the street, the Art House condominiums are going for well over $300/psf.

I live across the street from both of these developments and they are fantastic. With Elements, they are taking their time and construction has really slowed. Either that or they are doing a REALLY good job of finish out. The area is great and is speckeled with great modern townhomes.
