If you like looking for good residential modernism with lemonade, stop by 25 Vanquard Way to see this house designed by Dan Shipley in the Urban Reserve.  This one is worth seeing, and (builder/developer) the Urban Edge is to be commended.  The sleek, low sheen of gray powder-coated steel is kinda like the Low Spark of High Heel Boys (old Traffic album/exciting in a quiet way).  The house has well-placed glass, unobstructed green views, open spaces, and is designed for a 3rd story addition later if desired, that does meet the building specs for that lot.   It took 3 years to plan, build and identify clean, sensible finishes to keep costs relatively in line (with the exception of a spectacular piece of Rain Forest Granite in the kitchen.  At $208/sf (without the lot) the house comes very close to the vision of custom hi-quality modern design in the UR for under $200/sf, even with the lot, this one is on for $265/sf, and thats very good.  See photos at Ebby.com and DallasMod.com

Since UR building height is rigidly enforced to an overall 36 feet, and on the zero lot-line side it's max. 30 feet w/ a 45 degree slope away from that property line, I am very curious how an attractive 3rd story could ever be added to that house.

You seem rather happy about that information for some reason, but nevertheless, the home is designed for a possible future stairway to a 3rd floor, and what was originally sketched as a "meditation" room, a small room opening to a rooftop deck facing east for the sunrise, and I know these plans were reviewed and approved, possibly because it was not designed to be "living space", and it would have to adhere to the privacy requirement on the north side of course.  I agree that with the confines of 40' wide lots, there must be height restrictions, and of course this home must comply with that.   Designing a spectacular home for a 40x120 lot is a feat in and of itself, but this one rises above that, in my opinion.  I will clarify the 3rd story and make sure the listing is correct.  thanks

Well, its confirmed and I've see the plans for the addition, it not only looks cool, it meets the height restriction (just) and the 45 degree slope away from the north property line.  Good design wins again!

I'm always very happy (much more than "rather"), for many reasons.

And you are the one that brought up "...some have voiced concerns about certain aspects of the houses there..."   ...not me.
