Try East Kessler Park near Methodist Hospital. The topography of the neighborhood is the best in the Dallas with hills and trees. The community is very supportive of modern housing and is up and is seeing property appreciation from the Trinity River Corridor Project and new development. Lot are $200k to $250k. The neighborhood will easily support $200 plus per square foot comps.

I believe there are a couple of tear down lots for sale on Eastus Drive.

I always thought the C streets / La Vista Drive would be a good area for modern houses.  The property values are still (relatively) reasonable in that area. There's one recent modern house on the north side of La Vista, between Auburn and  W Shore Dr.  The north side of La Vista in that area is nice because it's a higher elevation than the south side.  There's also a huge modernish-I-don't-know-what under construction on Brendenwood next to the Lakewood Countryclub golf course.  (It appears to be a house, but it looks a bit like a university library building).
