Editorial Rating:
I don't think you are going to find an "AMAZING" house for $70 per square foot in Dallas. I saw the house and it could use $20,000 to $30,000 in cosmetic work, but I think it is too terribly priced.

Hi Marina,
How are you? I hope all is well.
I'm very interested in the MCM that you have for sale, but have some concerns.
I've done some extensive research, and while I love the house, the price seems to be extremely high for the area. The average cost of other MCMs around the same square footage is in the mid-130s. Additionally, it's a lot further south then I'd really desire. I'm hoping that this part of Oakcliff will eventually turn like the more northern parts, but of course it will be a risk and take a while. Additionally, while the place is in liveable condition, it could definitely stand some serious cosmetic updating to make it AMAZING.
Also, I noticed security bars on many of the homes in the area. Have you had any problems? That's never a good sign, but i like the house and I'm willing to take some risks.
With all that said, I'm definitely interested, but the price would have to be reduced quite significantly. Based on the market, I'm thinking in the $150-160 range. This would still be at the top of the market for the area. I don't want to waste your time or mine with going through the formalities of an offer ectera, if this ballpark is out of the question. Please email me your thoughts at middletonagency@excite.com. Thanks!
Let me know. Thanks!
