MCM Renovation....need architect

Hello. I am happy to finally say that I am getting my frist MCM property. It is a nice 1,200 sqft condo in Dallas that has some great architectural features. It does however need to be redone...if not gutted. I was wondering if anyone on here as done any work with architects/designers in respect to MCM styling. I will be on a relativly tight budget so I will have to keep that in mind. So if anyone has had luck with a great architect let me know!!! Thanks so much.

P.S. I will need to remove paint from the interior brick walls. Has anyone done this before and if so, what product did you use?
Erik, It might help to generate some interest if you post some images of what you have and describe it a bit. It is a condo, so does this mean you are only interested in some interior work? If you are not moving structural walls, you should probably count on about $40,000-$80,000 for the construction (assuming you are gutting the place) and a designer is probably going to charge you $4,000-$7,000 for the plans. If all this seems shockingly high, figure a kitchen is about $15-25,000 and a full bath is about $6-8,000. New millwork, paint, flooring for the rest of the house would probably be at least $15,000. Maybe you could get an overall plan done and then do the work in phases (or DIY is much cheaper). You know, with a few posted photos, you could probably get lots of free LM advice. Good luck.
Hi, thanks for the reply. I just got keys to it yesterday and I will be sure to post up some pics in the next few days to get some LM feedback and ideas. I was planning on spending $50,000 for the redo. Luckily 2 of the 4 walls are brick so nothing to do there but paint. But I would like stained concrete floors, a new IKEA kitchen, new closets, and I would also like to break up the lofty second floor into 2 rooms. Hopefully it will be able to be done on that budget. Again, I am not sure if I need an architect, or if I should just hire a designer. If anyone has had a great experience with a contractor or someone to do concrete floors...please let me know...thanks!

There is definitely a need for general contractor with a modern asthetic, appreciation of original design, and knowledge of contemporary, cost-effective materials that complement that design. Please let me know if you find that. Other than that, I'd start with Jon Delcambre, the architect of the Easton Road retro modern home. Sandblasting is the main way to remove paint from brick, but its messy, I've done it twice...no more. I did read about someone actually dismantling a brick wall and turning the bricks around to their unpainted side. I thought that was very clever, but sounded rather expensive. Enjoy the process!
