Building Modern on a Budget....

We are looking to build modern on a budget and would love any input or advice

on how to save money.

We are considering Hardi-plank Panel Siding, Concrete Block, and Stucco.  Is there another affordable option?

Is there anywhere to find a nice split face block for a concrete block price?

What about windows and sliding doors?  Who has a modern look and affordable price?

Glass - use commercial or have a contractor build to spec?

Who has the cheapest accordion doors?

Are there any really good online resources that outline these types of options?

Hardie plank (use the smooth) will be the cheapest exterior choice by far (can you do corrugated steel?). But the real key to keeping the cost down is not doing anything builders are unfamiliar with. Doing without baseboards will be $$$, but simple 1x6 white pine looks clean an modern and will be cheap (use 1x4 around doors).

If you want a lot of glass, do a composite window made up of smaller windows mulled together. You have to skip the commercial grade windows. That being said, several window manufacturers will do 8' tall sliding doors (biparting too) and will do awnings or casements. Vinyl will be the cheapest window material, but you might find a aluminum manufacturer that won't be too much more. In that case, painted will almost certainly be cheaper than anodized.

Flat roofs are more expensive than low pitch sheds (but you will have to use metal for the roof, more expensive at first, but cost effective over time). Sealed concrete is the cheapest floor (as long as the foundation is a slab) you can do (and it hides dirt too), just make sure the builder protects it during construction. We put a sealer on ours before the framing started, but when the plumbers started their work, they spilled purple PVC primer and oil on the floor, and it got through the sealer.
