Hi all,
I am planning on building a Porch House designed by Architect Greg La Vardera via the stock modern plans he offers. I just received the "small design prints" for evaluation and felt that they are worthy of a post here.
They are truly top notch, kudos to Greg for putting together this little evaluation package for $100 bucks.
I look at blue prints and construction renderings all day in my professional life as a project manager for the largest department store group in the country. These are way better than 95% of the stuff I see, beautiful full color renderings and elevations to scale.
If you are considering designing and/or building a modern house check out his site, http://www.lamidesign.com/plans/homepg.html . The stock construction prints for his various designs cost $1500 dollars, this represents an exceptional value. Any architect I know would charge you 10-20% of your total budget for construction prints, you do the math. Take all that money and put it into better finishes, more land, etc.
I have explored many, many ways of designing and building a modern house (prefab, sips, container, et al.) over the past 2 years and stock plans that meet or come close to your needs, built with readily available components and materials is the way to go if you are on a realistic...(read modest)....budget and want to minimize delays and un-planned costs.
If you see a design that comes close to what you are looking for ask Greg about the changes you want. I found that what I thought was a major change, was in fact not really that major at all and would add only a very minor cost to the project.
Anyway that is my 2 cents for today....I see no reason to re-invent the wheel....Greg has already invented several GREAT ones.

Kevin - that was a very generous endorsement, thank you!
As much as I'd like to think otherwise stock plans will not be the answer for everybody. But for those that would never outlay the money for a custom design, or who could get 99% there with some simple mods, then a set of plans is a great value.
I can't wait to see you build your house though - I'll blog it if you feed me photos.

Just last week I ordered a set of the small design prints from Greg and am anxious to receive them. I selected the U House as it seems to meet the needs that we are looking for. My husband and I have decided to down size from the home we live in and have plenty of land to build this home. The style is nothing like any other home in our small town of 400 but we have always liked being different from the norm. I'm sure we will be as happy with our prints as Kevin is with his.
