New World Order: Appraisal of Modern Homes

Yep folks, the good old days of hiring an appraiser who you knew appreciated modern architecture are gone. Now the banks go through an appraisal management company, which means your appraiser may not even know your area, let alone have an appreciation or knowledge of modern design and aesthetics. Does anyone have any suggestions about how I can assure myself a fair appraisal? It is the linchpin in my current quest to refi. Your help is appreciated...

I would get an independant appraisal and take that to the bank/appraisal managment company along with photos and sale prices of other modern properties. Unfortunately this poses a difficult situation for the modern home folks.
