IBU dwelling, first proposal

we have issued our first site specific proposal

This is a mock up of a simple 3 unit mini-tower for an urban site. The neighborhood of single family dwellings is zoned for 4 units making an opportunity for the owner to insert 3 new dwellings in the rear garden.

The compact footprint of the single 40 flat allows it to fit within setback limits, preserve an existing garage, and provide the new required parking.

It will work with zoning, but we are not sure if it will fly with the owner. The profit from the units must exceed the value of the owners backyard - a valuation that only they can make.

Prefab empire

Well, Marshall has the mid-high end covered with the fab prefab Breezehouse. You're definitely carving out a nice niche in the low end (and for my budget-- affordable end) with your IBU structures and Sage modular.

This is exciting stuff. I can't wait to see it fleshed out more and hope it gets green lit. This is exactly the kind of idea I had for an urban infill project.

One thing that worries me about IBU construction is the impact on their surroundings. Could you educate me a little? It seems like an all metal structure of this size makes an ideal heatsink and has the potential to warm up it's surrounding a bit. This might just be completely unfounded. Nevertheless, would it make any sense whatsoever to make the top a green roof?

It makes great sense to top it with a green roof, and I have that on my list of attachable accessories. Some turf will keep the heat off the roof, and there is nothing like full sun for a veggy garden in my neck of the woods.

The roof top tray will have a couple of configurations - one for simple turf, and others with half turf, half solar racking, others with partial deck and rail.

Whether it constitutes a heat sink without it, I don't think so. No more than any other structure, certainly less than a blacktop parking lot.

I like the idea of accessories-- add-ons that can be easily shipped and bolted into place. It gives you a lot of pay as you go options. I would love to see the mockups but I know this proposal is keeping you busy.

I say as long as the bedrooms have lots of light, the size of them really doesn't matter. If there is a reasonably sized common area, it would compensate for the smaller bedrooms. Have you thought of having wider entrances to the bedrooms, that could also double as storage? For instance, have the drawers be a part of the entrance way with a closet perpendicular on the inside of the bedroom. The entrance way would be wide enough so that when the drawers are open, you could still get into the room.

I was thinking using the closets to create the partition between the two rooms so a piece of casework can stand in for a wall and 4" of lost space. This brings up other options as it allows you to opt for more storage and less floor space if that is your preference.

It may be a hard sell I am afraid. A larger structure, more complicated to build, may sell for much more and generate more profit to offset the loss of privacy and outdoor space. The real appeal however lies in the simplicity. A proper slab and a parking pad and more or less you are ready to go. Larger structures will require parking underneath and the substantial structure to do so.

Infill lots, land speculators looking to generate income on empty parcels - they may find this more compelling.
