The Situation

How we got started

I own a duplex in Austin, which really consisted of a 1950s ranch house and an attached garage apartment. The main house is in great shape, with solid construction. The garage apartment was livable, since I had renovated it after buying the place 3 years ago, but was not pretty and its foundations were sinking.


So I divided the lot and had the garage apartment torn down, which got me a construction lot for "free" minus the costs of the subdivision and teardown. The subdivision turned out to be fairly expensive, but cheaper then buying a lot in central Austin.


My Architect, Jonathan Chertok of Universal Joint, has prepared some great plans with a lot of attention to detail and he walked me through the subdivision process. He successfully navigated the obstacles posed by Austins McMansion ordinance.
