should i call this the "site surveyor research phase"? the "scrambling a drawing or two on a napkin" phase? the "doing our job and getting references for our hero/heroic archit" phase? the "searching for a sustainable gc" phase? the "installing temporary things" phase?
i'll start with that last one.
installed smoke detectors, carbon monoxyde detectors, new locks, a silent ventilator for the bath, having meetings with alarm company reps. and looking at railing options for the now rail-less 8 X 24 deck on the top floor.
we have to choose carefully because we want to be able to reuse all this, which is at present installed on a temporary setting. when the plans are finalized, the house will be completely transformed and that stuff can't just be chucked out like an old, say, ...sock.
i'm sketching little things on many pieces of paper, and we are hoping that mark will be our chosen one. and hoping he'll make sense or use of my sketches. i'm hitting a block already, not kowing the details of how to move a stack for the mechanicals. it is now situated at the center of the house and surrounded by brick, but will have to be disconnected when we raise the house. my hope is that we can recycle all the brick for the terrace, and gain some interior openess by moving it close to what will be my precious hvac room. everyone's got their fetishes, why not me? but we shall see what is feasible.
meanwhile i'm learning that part of "part 9" of the bc building code which applies to "buildings having no more than three storeys, and no more than 600 m2 of building area, that contain more than one single family dwelling, and of which the major occupancy is of type c, d, e or f(div 2 & 3)". purchasing a copy of the vancouver building bylaw - electronic probably - is on the "soon" list. and updating the electrical panel form 60 to 200 amps.
basically, that's us now.
