Variance Approved!

Just a couple more steps for our building permit.

On March 2nd we were informed that our zoning variance request was approved by the City of Los Angeles Zoning Commissioner. So, this was a four-month process from submittal to approval...not too bad.

Next steps in the permitting process are to (1) finalize civil engineering, (2) resubmit soils report to City (we received two rounds of comments), (3) resubmit for plan check.

The thing to take away from this -> addressing unusual site conditions can be very time consuming. Even the smallest issues will take a tremendous amount of time to resolve!

Peter--I am following your progress with interest. Could you explain what the zoning was prior to your request and what you were asking be changed?

Boy, I just have to say I am impressed (depressed?) by the amount of time you have invested in this project, but WOW what a location you got! Can't wait to hear you've broken ground.

The more stories I hear, the more it sounds like our timeline is not too atypical. We didn't have to do a zone change, rather we had to deal with setbacks and other complexities of an odd-shaped lot that runs street to street - one of the streets is an unbuilt "paper street".

Can you give me any advice about the variance process? I am about to submit for a vairance and am nervous about my neighbors. They are going to fight me and was wondering if you ahd similar problems. My email is jac_fletch at yahoo. Thank you
