In plan check

We really want to complete the sitework before the next rainy season (starts January 2006). There may be a chance that this happens.
Here's our current status:
1. Submitted to plan check with the City of Los Angeles two weeks ago. Expect plan check comments in two weeks.
2. Soils/Geotech is halfway through their response to the 18 questions from the City's soil engineers. One of the questions required that we hand-dig a test hole ($2,000) to find bedrock in a specific spot. Good bedrock was there at 18' depth.
3. Grading Pre-Inspection complete - standard response, no suprises.
4. Demolition Pre-Inspection complete - inspector said we are free to pull a demolition permit. We will wait until we have our building permit just to play it safe.
5. Civil engineer has designed to what appears to be a 10x factor of safety. We are trying to "massage" his "Army Corps of Engineers" design into something that is more harmonious with the landscape. I think we have a good direction on this...but sitewater and debris mitigation is a HUGE component of this project that I won't go into without some pretty pictures.
I guess the important thing for y'all to take away from this is that if you take on a challenging site, you will have a long and drawn out pre-construction period. Make sure you plan for this in your budget and schedule.
Things should be getting interesting soon.

Just a guess but...
I imagine by the end of the day, we'll be in for around $220-240/sf (excluding land) on this 2,400 sf version of the LV (sits on a full basement). The sitework is substantial!
Do you require coastal commission clearance on your Venice teardown??

I too am tearing down and re-building, but in Venice. I'm curious if you've determined an approximate per square foot price yet for the construction?
